Pay Fees:
• Breakage Fee: R2000 (refundable).
(sharing students don’t pay the breakage fee.)

Reserve Your Room:
• Pay 50% or 100% of the deposit to secure your spot.

NSFAS Students:
• Send your ID, NSFAS proof (screenshot), registration proof, and campus details (UFS or CUT).

What are the room prices for NSFAS beneficiaries?
From 2025, NSFAS beneficiaries will pay the full NSFAS funding tariff over 10 months for both sharing and single rooms.
Is there a top-up for NSFAS beneficiaries?
No, there will be no top-up for NSFAS beneficiaries, regardless of room type.
What are the room prices for self-paying tenants?
For self-paying tenants, the monthly rent is R4400 for both single and sharing rooms.
When are breakage fee refunds processed?
Deposit refunds are processed at the end of November each year, after inspections.
When can I schedule a viewing?
Viewings are available daily by appointment.
What is the contract duration for accommodations?
Contracts run from 1 February to the end of November each year, covering 10 months.
How do payments work for January and December?
Payments for January and December are calculated pro-rata, at R150 per day for the days you stay.
Is there an admin fee?

Yes, an R2000 refundable breakage fee is required for single, and bachelor apartments. Sharing student don’t pay the breakage fee.

What is the breakage fee amount for accommodations?
The breakage fee is R2000 for single and bachelor apartments.
Do I need to pay a breakage fee for sharing rooms?
No, a breakage fee is not required for sharing rooms.
How can I arrange a viewing or reservation?

What is required to reserve a room?

To reserve a room, you need to pay the R800 admin fee and a deposit (50% or 100%) for any room type.

Can I pay the breakage fee in installments?

No the breakage fee is paid in full upfront.

How close is the accommodation to UFS?

All accommodations are within walking distance from the University of the Free State.

What do NSFAS students need to book a room?

NSFAS students must submit the following before making a reservation:

• A copy of your ID
• Proof of NSFAS status (screenshot)
• Proof of registration
